From the beginning, and before the pandemic, SB2-VB envisioned Verde at Cooley Station as a mixed-use project designed for a new paradigm in development, driven by a desire to focus on more green space than normally found in commercial developments to accommodate places for people to gather. To accomplish this, SB2-VB combined a mix of uses, including some multi-story components, for example, dense multi-family rental units with almost 40 residences per acre, and a 38,000 square foot, 3-story medical office building on just 12,650 square feet of land.
The green spaces at Verde will act as anchors for the restaurant cluster and for community life where neighbors can gather to relax, encounter familiar faces and make new acquaintances. The green space will also be a place where those working from home or office can come to enjoy the outdoors at Verde while continuing to pursue business via the available public wifi. For Verde, SB2-VB saw food as not simply a source of nutrition, but also as a symbolic medium for socialization and entertainment. People want to visit restaurants that provide dining experiences with exciting physical surroundings and ambience to stimulate the 5 senses of taste, touch, sight, sound and smell. That’s what they will find at Verde.
SB2-VB began their task in mid-2018, looking for a land opportunity where they could bring their Live+Work+Shop+Play community vision to life. With in-depth market research, and a high level of commercial development expertise, the SB2-VB team discovered an opportunity in Gilbert with one of Arizona’s most historic families, The Cooley’s.
The Cooley Station land is a staple in the Gilbert community. For more than 90 years, four generations of the Cooley family have been farming in the region. The Cooley family’s road to the Southeast Valley began in 1919 where they started a legacy of farming cotton, alfalfa, and grain, in addition to operating a small dairy. Each generation of the Cooley Family has watched and contributed as the Gilbert landscape has grown from an agricultural town to a prosperous and ever-expanding community. Today, the Cooley Family watch SB2-VB’s efforts in action as they begin their vertical construction.
