Kieckhefer Properties General Manager Bill Woodruff and Assistant General Manager Nick Woodruff were joined by a group of Chandler city officials including Vice Mayor Rick Heumann, Councilmembers Nora Ellen, Kevin Hartke, Jack Sellers and Jeff Weninger and Willmeng Construction President James Murphy to break ground at Chandler 202 on June 25.The approximately 140,000-square-foot Class A spec office project is being built on Frye Road, just east of the Loop 101, in the heart of the Price Road Corridor. The project is expected to be completed during the first quarter of 2015. According to Mr. Bill Woodruff, “Kieckhefer Properties started developing the first phase of the 40 acres along Frye Road in 1999, with site improvements and three industrial buildings. The second and third phases were built in 2004 and 2007 including three additional industrial buildings, a two story office building and two flex buildings.” He added, “We felt that the timing was right to move forward with Chandler 202, recognizing the demand for Class A office product in Chandler.” He recognized and thanked the City and their Planning and Economic Development departments, the Chamber and the business community for all the support they have provided in the planning of Chandler 202. Attending the ground breaking ceremony were members of the Chandler Chamber of Commerce and business community, city planning officials and members of the project team which included the leasing team from Cassidy Turley, Creo Architects, Premier Engineering (civil engineer), Caruso Turley Scott (structural engineer), Mechanical Designs, Inc. (mechanical/plumbing), Tony Woo Engineering (electrical), Goguen Design Studio (interior design) and Gordon Wayne Jones (landscape). Chandler 202 will be a three-story office project with a two-story atrium lobby. The building will have large, ±45,000 square foot floor plates accessible by two elevators and three stairwells. The property has excellent proximity to both the Loop 101 and Loop 202 freeways, with access to both less than one-half mile via the Price frontage road. The location offers excellent access to a large and innovative labor pool accessible from all parts of the Valley. The design for Chandler 202 will accommodate 5.1/1,000-square-foot parking ratios.
