Warner Courtyards, a modern flex office building totaling 113,586 square feet (SF) located at 301 W. Warner Road in Tempe, Ariz., is now 100% leased. Cushman & Wakefield Director Matt Nebeker represented the landlord, Hannay Realty Advisors, in the transactions.
New Jersey-based Cenlar FSB leased approximately 60,103 SF at Warner Courtyards. Cenlar occupied the building in August 2016 in response to the company’s rapid growth in business. The new facility expanded the company’s footprint to six locations, one in Pennington, New Jersey, four in Ewing, New Jersey where Cenlar is headquartered, and one in Tempe. The tenant was represented by Jerry Jacobs of Newmark Grubb Knight Frank.
CEC Educational Services, LLC leased approximately 25,190 SF. The tenant was originally looking for approximately 10,000 SF for a satellite office. As the officers toured the market they got to better understand the advantages of Phoenix and Tempe. The size requirement doubled and with existing furniture in place, the decision was made easier by working with Hannay Realty Advisors. The tenant was represented by Mike Sayre of Cushman & Wakefield.
Yokowo American Corporation, an expanding semi-conductor company from San Jose based out of Tokyo, Japan, leased approximately 3,118 SF.

We were able to move existing tenants around to achieve 100% and fill the building with above market rents. Craig and the management team at Hannay were true pros on these deals and they all came together quickly,” said Matt Nebeker.
