San Diego-based Sunrise Management, which has specialized in the management of multifamily properties since 1978, has begun $2.4 million in renovations and repositioning for two Phoenix-area multifamily properties recently acquired by a partnership of Phoenix-headquartered Modern Residential and Boston-based Henley USA. Totaling 481 units, the properties are Sonoma Pines in Peoria and Sonoma Villas in Mesa, Arizona.
Sunrise will assume all day-to-day project and property management at both properties, overseeing comprehensive renovations of both communities, including extensive interior and exterior upgrades — naming Arizona-based Vision Enterprize LLC as general contractor.
According to Joe Greenblatt, president and CEO of Sunrise Management, the addition of these properties to the Sunrise portfolio marks the beginning of an exciting new venture. “We’re thrilled to collaborate with both Henley and Modern Residential as we breathe a new modern life and value into these established communities,” he said.
The 265-unit Sonoma Villas, located at 1800 E. Covina Street In Mesa, will be renamed Modern On Gilbert and will receive improvements and enhancements to all units, its main office, club house, pool area, fitness center and landscaping, as well as a new dog park. All one- and two-bedroom units are on one level and include built-in dressers, walk-in closets, dishwasher, stove, refrigerator private patios and washer and dryer. Residents enjoy an Internet center, pool, BBQ access, DVD library and a clubhouse.
Sonoma Pines, a 216 unit, two-story community at 8650 West Peoria, will emerge as Peoria Modern. Improvements will include interior upgrades, leasing office refurbishment and pool area enhancements. The one- and two-bedroom residences include private patios, walk-in closets, carpet throughout, dishwasher, refrigerator, washer, dryer and breakfast bars in some homes. The property offers picnic areas, BBQs, two pools, clubhouse, covered parking and sports courts.
Tad Springer, director of operations for Henley USA, said he is also enthusiastic about the potential for ongoing collaboration with Sunrise and Modern Residential. “Our goal is to have a major presence in Phoenix with 2,000 units locally by June, 2018. “We look forward to working alongside Sunrise and Modern Residential as we make this happen.”
Sunrise currently manages approximately 4,000 units in the Phoenix area, with properties in Phoenix, Mesa, Tempe and Scottsdale.
