Lincoln Earns ENERGY STAR Certification on 2.8M SF Phoenix Office Portfolio

Capping off a year-long push to reduce building energy use and carbon emissions, Lincoln Property Company (LPC) today announced that it has earned ENERGY STAR Certification by the U.S. Environmental Protection Agency (EPA) for a 2.8 million square-foot Phoenix office management portfolio.

The portfolio encompasses general and governmental office buildings located across the Valley, with construction dates ranging from 1929 to 2016.

“Running a building in an energy efficient way makes sound business sense, but the motivation to ‘go green’ goes well beyond that,” said Lincoln Property Company Director of Real Estate John Orsak. “When you understand the major impact that even the smallest energy improvements can make, it’s hard not to take the steps that each of us could – and should – do to be good environmental stewards.”

According to the EPA, commercial buildings with ENERGY STAR certification use an average 35 percent less energy than a typical building and release 35 percent less carbon dioxide into the atmosphere.

Properties in LPC’s portfolio that have earned ENERGY STAR certification include: 3131 and 3133 Camelback, Promenade Corporate Center, 2777 Camelback, Waypoint, Biltmore Commerce Center, Gainey Center II, Luhrs City Center, Camelback Square, Paradise Village Office Park, 7025 N. Scottsdale, Arizona Game and Fish, the ADOA and ADEQ buildings in downtown Phoenix, and the City of Phoenix Transit building.

Together, these properties represent 2.8 million square feet of space and house more than 7,986 employees across the metro Phoenix market.

“Whether we own a building or manage it as a third-party partner, we approach assignments with an owner’s mindset and an owner’s sense of responsibility,” said Lincoln Property Company Executive Vice President David Krumwiede. “Green policies like recycling and operating efficient building systems are advantages that we want to provide to all of our tenants.”

Some of the energy-efficient measures at LPC’s ENERGY STAR buildings including recycling, fluorescent or LED lights, HVAC features, auto lighting or occupancy controls, low-flow faucets, solar panels, electric vehicle charging stations and computerized energy management systems.

Collectively, these measures are applied to a 1-100 ENERGY STAR score that determines a building’s energy consumption according to the energy efficiency performance levels set by the EPA. A score of 75 or better indicates a top performer, eligible for ENERGY STAR certification. The average score over the entire LPC Phoenix ENERGY STAR portfolio was 87, with a range between 77 and 99.
