10.5 Acre Chandler Parcel Trades for $3.2M, Industrial Buildings Planned

A 10.5 acre parcel near the intersection of Arizona
Ave. and Willis Rd. in Chandler has sold for $3,202,437 or $7.00 per sq. ft.

The new owners plan to develop the parcel into two multi-tenant industrial
buildings.

Matt Hobaica, Principal with Lee & Associates, represented his client
Jim Chamberlain of Chamberlain Development, LLC. of Tempe. Hobaica,
Matt Fredrick and Kurt Saulnier will market the spec. development project.

The sellers were Siebe and Eileen Hamstra of Chandler.

The Willis/AZ Avenue Corporate Park will be developed by Sun State
Builders and is affi liated with Chamberlain Development. The 139,735 SF
project calls for two divisible buildings (75,217 SF and a 64,518 SF) that
feature 24’ clear height, 10’ x 10’ dock doors, 12’ x 14’ grade level doors,
ESFR fi re sprinklers and fenced truck courts. Delivery is targeted for
summer 2015.

The corporate center is in the center of Chandler’s burgeoning hightech
corridor off the Loop 202 and Arizona Avenue.
